Lets stop the confusion. What is the difference between Strata, Freehold, Rental & Co-op properties.

STRATA: (which includes Condos, Townhouses, Bare land) Governed by the BC Strata Property Act. Each Strata can add or change existing community bylaws, rules and regulations. They must be voted on at a general meeting by all those who own the properties involved and be registered. The owners own the dwelling and share in the ownership of the common property.( hallways, roads, elevators when there they exist)

FREEHOLD Properties such as single residential houses, some manufactured homes. The owner is solely responsible for upkeep, and taxes.

CO-OP The owners own the individual 'homes' and a share with the upkeep of community property.

RENTALS: depend on the type of property. Some 'homes' can be purchased, but rent will be paid for the use of the land. (ie some manufactured homes) The rental charges will governed by the BC Rental ACT and approval by the 'land lord' will be required.

After a successful stint in Surrey-White Rock, I tried my hand at running my own business. While it was an amazing learning experience, I eventually found my way back to my true calling: real estate.
